The Oasis by Emaar | Luxury 4–6 Bedroom Villas & Waterfront Mansions | Dubai | AED 8.5M Onwards

Overview

The Oasis is Emaar’s flagship ultra-luxury, low-rise villa masterplan in Dubai’s Dubailand belt — over 100 million sq ft (~9.4 sq km), with no apartment towers announced. Launched June 2023; in February 2024 the footprint grew 108% and the stated development value rose from AED 34B to AED 73B (~USD 20B). It’s built entirely of villas and mansions across staggered sub-communities/clusters, each launched and sold separately with its own pricing and handover date. As of mid-2026, no homes had yet been handed over anywhere in the masterplan.

Features & Amenities

Lagoons, beaches, canals, and a winding river corridor running through the masterplan
Private jetties for waterfront mansion clusters (Ostra, Mirage)
~1.5 million sq ft retail centre
Community parks, jogging and cycling tracks, schools, mosques, healthcare facilities, sports facilities
No golf course within The Oasis itself — Jumeirah Golf Estates and Damac Hills golf are nearby, not part of this project (worth knowing so you don’t misrepresent it to a client comparing it against golf-community rivals)

Payment Plan

No single plan covers the whole masterplan — it varies by cluster and launch phase. Two patterns repeat most often:

  • Most common (Palmiera 3, Oasis Address, Mareva): 10% down payment → 70% during construction (sometimes split into 7 instalments) → 20% on handover
  • Also seen (Mirage, and cited generically for “Plan A/B” community-wide): 20% down / 60% construction / 20% handover, or 10% down / 80% construction / 10% handover

All payments go into RERA-registered escrow accounts tied to construction milestones. Always confirm the exact plan for the specific cluster/unit — this is not a one-size-fits-all project.

Handover Timeline

Staggered from Q4 2027 (Palmiera) through to Q1 2030 (Mareva/Mareva 2), with Valoria and Palmiera Collective still TBC. No cluster has handed over yet as of mid-2026 — treat every date here as a developer target, subject to the usual off-plan slippage risk at this scale.

Location & Connectivity

  • ~18 minutes to Al Maktoum International Airport (developer marketing figure)
  • ~3 km to Remraam, ~3.6 km to Jumeirah Golf Estates, ~4.7 km to Damac Hills
  • Not on the Dubai–Al Ain Road corridor (where The Valley and Arabian Ranches III sit) — accessed via D54 instead

Investment Highlights

  • Emaar’s flagship ultra-luxury villa play — scarce large-format stock (7,000 units total across a 100M+ sq ft masterplan, still small relative to demand at this price tier)
  • Secondary-market Palmiera 4BR trades ~AED 10–12M, roughly 12% above 2023 launch pricing on average — one of the few data points showing actual appreciation so far
  • Asking prices run AED 1,800–2,000/sq ft; actual registered transfers (May–June 2026) were lower, AED 1,063–1,863/sq ft — worth flagging that asking and transacted prices diverge here
  • Priced below delivered comparables like Dubai Hills Estate and District One per sq ft — a capital-appreciation/end-user pitch more than a rental-yield one
  • Risks worth disclosing to a client: megaproject delivery risk through 2027–2030, surrounding road/infrastructure still under construction, competing villa supply nearby (Athlon, The Heights Country Club, Emaar South), unverified future service charges (lagoon-adjacent upkeep could run high), and resale premiums that may compress once launch-era flipping slows

Answers to common questions

It’s a masterplan of ~10 separately launched clusters (Palmiera, Mirage, Lavita, Ostra, Mareva, etc.), each with its own pricing, payment plan, and handover date — not a single building or phase.
Depends on the cluster — Palmiera 3 and Oasis Address Branded Villas are confirmed sold out at developer level; others may still have availability. Confirm per cluster.
No — The Oasis itself has no golf course. Nearby Jumeirah Golf Estates and Damac Hills have golf, but they are separate communities.

Most commonly 10% down / 70% during construction / 20% on handover, though some clusters use 20/60/20 or 10/80/10 — always verify per cluster.

Staggered Q4 2027 through Q1 2030 depending on the cluster; nothing has handed over yet as of mid-2026.
