Overview

Dubai Creek Harbour is a joint-venture masterplan between Emaar Properties and Dubai Holding, built along Dubai Creek directly opposite the Ras Al Khor Wildlife Sanctuary. At full build-out it spans ~6 sq km with ~7.3 million sqm of residential space and ~700,000 sqm of parks, planned to house up to 200,000 residents. Unlike the Oasis or Hudayriyat masterplans (still largely pre-construction), Creek Harbour is a mature, partly-delivered community some districts are already handed over with active tenants, while others (Green Gate, the Business District, the Sanctuary District, Dubai Creek Tower) are still in planning or early construction.

Payment Plan

No single plan covers the whole masterplan — varies by project and launch wave:

  • Creek Bay: Labelled “80/20” by one source, but actual breakdown is 10% at launch → 70% across 7 construction instalments → 20% on handover
  • Altan / Green Gate: 80/20 construction-linked plan (10% down + 70% construction, roughly, per the same pattern seen elsewhere in Dubai)
  • Dubizzle listing (unspecified project): cites 10% down / 80/20 plan

Staggered and mostly concrete (unusual for this project list — many units here are already delivered):

  • Creek Palace: Q1 2026 (delivered/imminent)
  • Moor: Q4 2026
  • Creek Waters: Q3 2027
  • Aeon: Q2 2028
  • Creek Bay: Q2 2030 (per DLD registry, April 30, 2030)
  • Dubai Square mall: ~2028 (developer target, not firm)
  • Address Residences (Creek Harbour): Q1 2029
  • Altan / Green Gate siblings: ~Q3 2029

Worth knowing before you pitch this as a landmark-adjacent investment: the tower (originally Calatrava-designed, groundbreaking 2016) has been stalled since construction halted in April 2020. A full redesign was confirmed August 2023, said in Feb 2024 to be shorter than Burj Khalifa. As of January 14, 2026, Emaar’s chairman said a construction tender would be issued “in three months” no confirmed height, design, or completion date exists. Earliest unofficial completion estimate is around 2030. Don’t represent the tower as under active construction or near-term — it is not confirmed to be moving yet.

Investment Highlights

  • Delivered waterfront stock with an existing tenant base already in place on Creek Beach and Creek Island — a track record other pre-construction masterplans in this project list don’t have
  • Priced ~14% below Downtown Dubai per sq ft — framed by brokers as room to catch up, though that’s a forward-looking claim, not a guarantee
  • Three real catalysts to point to: the metro (government-dated, most reliable), the mall (developer-targeted, less certain), and the tower (tender-stage only, most speculative) — worth ranking them this way with a client rather than treating all three as equally imminent
  • Protected sanctuary views on the eastern edge that can’t be built out — but confirm the actual view line of any specific unit before promising a “sanctuary view”
  • Risks to disclose: ongoing construction activity through 2029 in parts of the community, current amenity gaps (no mall yet), catalyst delays (especially the tower), and competing new supply from Dubai’s broader delivery wave
